H as the time come where you want to sell your timeshare? This can be a difficult ordeal, especially if you don’t know where to start or how to go about it.

Today, there are more timeshare properties available than there are demands for. This results in a huge competition from other sellers. In order to beat them, you need to make your timeshare as marketable as possible. Once you get their attention you then need to carry out a successful sales pitch.

Here are some basic steps that you can take to get the ball rolling:

1. First you must decide in how much you are going to sell your Condo for. It will have to be competitive in relation to other similar properties in the area. You want the price tag to be as attractive as possible to potential buyers while offering them great value for money. Always be willing to negotiate a lower price than what you’re looking for.

2. List the property in local newspapers, magazines(locally and nationwide). Advertise it on as many different channels as possible. Make sure that your ad is created in a style and worded in a manner that will attract attention. It might cost you a few extra dollars to get this done, but the benefits are ten fold. Give detailed descriptions of the timeshare’s size, amenities, number or rooms etc.

3. Getting a real estate broker on your side is a good bet. A broker who specialises in timeshare properties will know where and how to go about promoting your sale. This can result in a lot more exposure to an audience that you may have missed out on.

4. If you are getting no attention for your property using standard means of advertisement, then consider using online auction sites. These can be a very useful method of advertising and millions of people use them everyday. Don’t set a reserve price on it, as this may prevent people from making a bid at all. Provide as much information as possible along with good photographs. It could also pay to get the services of a good photographer that deals with this sort of thing.

5. When you find a buyer, create a contract. Lay out in detail all the specifics including payment agreements, what the ownership entitles him to etc. If you didn’t use a broker to help you, then have the contract looked over by a lawyer before you present it.

6. Give the buyer all the materials associated with the property such as deeds, keys, resort information etc.
